A property can look affordable on paper and still be the wrong financial decision.
The list price is only one piece of the puzzle.
HOA fees. Insurance. Property taxes. Assessments. Maintenance. Rental restrictions. Reserves. Deferred maintenance.
These aren't the glamorous parts of real estate, but they're often where the real story is hiding.
Lately, I've spent a lot of time looking beyond the listing and into the documents and numbers that actually affect how a property fits into someone's life.
Sometimes the numbers confirm you've found a great opportunity.
Sometimes they tell you to slow down.
And sometimes the best guidance I can give a client is, “Let's keep looking.”
My job isn't to convince someone to buy a property.
It's to help them understand what they're buying.
There's a difference.
