Who wants this house-and why

I hosted two open houses this weekend, and something stood out to me.

The same property can feel completely different depending on who’s walking through it.

One couple came through and immediately started noticing the details—craftsmanship, condition, things that would need to be addressed. They weren’t wrong. They were informed, thoughtful, and clear about what they were seeing.

And for them, the price didn’t make sense.

But I’ve also seen the opposite.

Buyers who walk into a home, connect with it, and are willing to move forward—even knowing it’s not perfect. Not because they missed the issues, but because they valued something else more.

That’s the part of real estate that isn’t always obvious.

Value isn’t just about numbers. It’s about perspective.

Some buyers prioritize condition and logic. Others prioritize feeling, location, or potential—and are willing to pay for it.

Neither approach is wrong.

It just depends on what matters most to the person making the decision.

That’s where guidance becomes important.

Because it’s not just about finding a house—it’s about understanding how to evaluate it in a way that actually aligns with you.
